IMPORTANT ANNOUNCEMENTS
The Board of Directors is pleased to announce the installation of Security Cameras at the North and South entrances of the community. The Board of Directors reviewed and approved the installation of the selected security cameras in February 2021 but due to COVID-19, the equipment has been on backorder.
The installation process is scheduled to begin in June, 2021. Cameras will be installed at the main entry and exit swing gates as well as the resident barrier entry and visitor check-in. The selected equipment features a visitor license plate recognition with extensive footage retention capability. This in another feature that will enhance the safety protocol within Sterling Grove and help monitor the ongoing traffic in and out of the community.
North Exit Gate Repair Update - The Sterling Grove Board of Directors approved the project to repair the North Exit Gate that was damaged last week. The estimated time for repair is approximately 2 weeks. The gate will be reinstalled and the gate operators will be reattached. Stop signs have been installed at the exit gate and model home driveway. Updates to the community will be ongoing. We would like to take this opportunity to remind everyone to slow down within the community and to practice patience when entering and exiting the community.
UPCOMING ROAD CLOSURES
Please be aware of upcoming roadway closures surrounding Sterling Grove Golf + Country Club. The City has been waiting on the surrounding schools to be out to perform this roadway work. Per the City, the following road closures are scheduled:
June 1st – June 5th. Closure of Cactus at 175th Ave. for water line
June 7th – June 14th. Closure of Cotton between Peoria and Cactus for sewer rehab work along Peoria.
LIVING IN A GOLF COURSE COMMUNITY
Here is a quick update to homeowners living in golf view homesites regarding golf balls landing in their yards, please reference the Sterling Grove CC& R's, Article XV (15.11):
Each Owner, by its purchase of a parcel or Lot in the vicinity of the owner of the Club Property acknowledges the inherent dangers associated with living in proximity to the Club Property and hereby expressly assumes the risk of personal injury, property damage, or other loss caused by maintenance, operation, and general use of the Club Property, including, without limitation: (a) noise from maintenance equipment (it being specifically understood that such maintenance typically takes place around or before sunrise or after sunset); (b) noise caused by golfers; (c) use of pesticides, herbicides, and fertilizers; (d) view restrictions caused by maturation of trees and shrubbery; (e) use of effluent in the irrigation of the Club Property; (f) reduction in privacy caused by constant golf traffic on the Club Property or the removal or pruning of shrubbery or trees on the Club Property; (g) errant golf balls and golf clubs and parts thereof; and (h) design of the Club Property.
Each such Owner agrees that neither Declarant; any successor Declarant; any Builder; the Association; the owner(s) of the Club Property or their successors, successors-in-title, or assigns; any entity managing the Club Property, any officer, director or partner of any of the foregoing, or any officer or director of any partner; or any organizer or sponsor of any tournament or special event (collectively, for purposes of this Section 15.12, the "Released Parties") shall be liable to any Owner claiming any loss, injury, or damage based upon, due to, arising from, directly or indirectly, or otherwise related to the proximity of such Owner's Lot to the Club Property, the management of the Club Property, or the exercise of the easement rights set forth in this Article XV, even if such loss, damage, or injury is caused in whole or in part by the negligence of any of the Released Parties.
